Apart from the purchase price of the property, which the buyer pays to the seller, the following additional costs are incurred: \u00a0<\/p>

– Notary<\/strong>: 1 to 2.5% of the purchase price
– Technical report<\/strong> by a surveyor for the notary: EUR 800 to 1,500
– Urban planning report <\/b>(CDU – certificato destinazione urbanistica): EUR 80 (1 month) or EUR 160 (express processing in 7 days)<\/p>

– Land\u00a0transfer tax<\/strong> on buildings (if purchased as a second home): 10% of the cadastral value*
– Land transfer tax<\/b> on buildings (if purchased as a primary residence): 3 % of the cadastral value*
– Land<\/b>\u00a0transfer tax<\/b> on agricultural land: approx. 18 % of the purchase price<\/p>

– Stamp duty<\/strong>: approx. 1 % of the purchase price
– Real estate agent’s commission<\/strong>: 3\u20135 % of the purchase price (due upon conclusion of the preliminary contract according to law)
– Professional translation of the purchase agreement<\/strong>: EUR 800 to 1500. The price is calculated based on the number of words; a quote will be provided.<\/p>

– Sworn<\/b> translator for signing the purchase agreement<\/strong>: approx. EUR 400.<\/p>

*The cadastral value is calculated from the cadastral income. This can be found in the cadastral extract and is usually significantly lower than the market value. <\/em><\/p>

In Italy, the codice fiscale <\/em><\/strong>is required for the declaration of intent to purchase, <\/strong>the conclusion of a contract, opening a bank account, and registering for electricity, gas, water, and telephone services. Translated, this means “tax identification number<\/strong>” and is more comparable to the German identity number.<\/strong> \u00a0<\/p>

The codice fiscale <\/strong>is a simple registration number for unique identification and can be obtained from the local tax office (Agenzia delle Entrate<\/em><\/a>). It has no tax implications (unless you open a company in Italy). Every Italian child is automatically assigned this number at birth.<\/p>

If your primary residence is in Italy and you can prove that you are employed, the codice fiscale <\/em>also gives you access to state health insurance. You need to understand your house purchase contract in Tuscany! If you are fluent in Italian, you do not need a translation. Otherwise, a translation is important and mandatory.
