I would like to introduce you to a very special place near Vinci, the birthplace of Leonardo da Vinci:
The main house, overgrown with wild vines and jasmine and in need of renovation, is in its original and simple condition and has approx. 120 sqm. In front of it is a terrace, also overgrown with vines. The house is simple, but also easy to feel at home in because it is so natural . The Both vacation homes are 64 m² and 70 m² in size. They have been restored. The access road is in relatively good condition but very narrow. The last stretch of “white road” is about 1.5 km long. This certainly takes some getting used to, but shouldn’t scare you. Slightly below is an additional large brick building measuring 64 sqm, which is currently used for agricultural purposes. However, it could also be converted into 2 apartments and another building of the same size could be added.
The terraced property is four and a half hectares in size, three and a half of which are olive groves with around 800 trees on relatively steep slopes. The rest is land for gardens and fields and a little woodland. The houses are located pretty much in the middle of the property. There is a beautiful spot with panoramic views as far as Lamporecchio and Monte Pisani, the Pisan mountains. There is also a sturdy wooden house with 4 rooms for the poultry, a workshop and shelters for the tractor and wood.
Heating type: The stove in the main house can be heated with wood or pellets, and house 1 can also be connected to this. Both houses can also be heated with LPG. The tank holds 1,500 liters, house II only with LPG.
Located approx. 8 m from the house solar panels are mounted on a slope above 3 cisterns, each holding 8000 liters of rainwater. Energy class G
The layout of the 3 residential units:
In the main house there is an entrance room with fireplace on the ground floor, a living/dining room on the left, a pantry, the kitchen, behind it a small hallway, from which the olive oil room is on the left, with a door to the outside. Straight ahead is a shower room, to the right the room with a heating stove and a wood room, as well as 2 water tanks and many pipes. From there, there is also a door to the outside. From the entrance room of the main house, the staircase leads to the second floor. The first floor of the main house merges into the lower level of vacation home I due to the hillside location. So in the main house there are 2 bedrooms, 1 bathroom with bathtub and a guest room on the second floor.
Through a connecting door, which can be kept closed or open, you enter the living room of vacation home 1, then into the eat-in kitchen, and via the stairs to the second floor with bedroom and bathroom. From the kitchen-cum-living room you can access the terrace, and from there a few steps lead to the patio under a large Mediterranean pine tree. There is also a canopy with firewood and a waste garbage can. And next to it is a small room with the technology for the gas heating for the main house and House I.
In House II, the detached house is downstairs kitchen/living room with fireplace, shower room and bedroom, a small hallway with stairs to the second floor, where there is a bathroom with bathtub and the second bedroom. Outside is a large canopy with garden furniture and firewood. On the outside of the house is a small room for the heating and hot water systems.
