An electric gate leads to the property, which is surrounded by an olive grove with enchanting views. The rustico (farmhouse or country house), which was completely renovated 30 years ago, is situated in a quiet, secluded location and has a very healthy building fabric. All it needs is a nice coat of paint (the municipality suggests several colors to choose from so that it blends harmoniously into the context of the Tuscan villages) and a loving hand. At the moment, a single dog breeder of a certain age lives there, who takes excellent care of the land. The furnishings/kitchen and bathroom (one is relatively new) are functional but could be renovated.

The Rustico is a typical antique farmhouse with land all around for absolute privacy. It has a wonderful panoramic view. A little further up is a small village where there is a circolo, a small bar. The view to the front is of typical Tuscan hills and the next village, about 500 m away, with a grocery store, bar, pizzeria, bank, hairdresser, oil mill (handy for the olive harvest from October) and beekeeper.

The only possible disturbance factor is an electricity pylon, which is about 50 m away from the house. The pylon is used to supply electricity to the house and the villages.

The house is heated with pellet heating and a large fireplace in the living room. The water is municipal and the roof is insulated. There are currently dog kennels behind the house. The volume can possibly be used as a building volume. In addition to the olive grove, the land consists of a large meadow, ideal for a pool, an acacia forest for its own firewood, fig trees, two plum trees, three apricot trees and a cherry tree.
