July 2023: At the beginning of 2020 and at the start of the coronavirus pandemic, my first assumption was that everything would collapse. But far from it! The real estate market is becoming more dynamic. And when you think about it in hindsight, it’s actually quite logical.
Strong demand for properties up to 300,000 euros
The lockdowns have made people realize that life in the city is not always associated with the best quality of life. People in the countryside, on the other hand, were delighted to live there. As a result, Italians are increasingly interested in living in the countryside again. Houses and apartments between 50,000 and 300,000 euros became the focus of demand and quickly found new owners after years of stagnation. Even houses that have been stuck on real estate websites for years are now finding buyers quickly.
Dynamic market with rising demand
This development makes investing in a house in Tuscany increasingly interesting for foreigners too. The threat of negative interest rates is looming ever closer for money in bank accounts. This is encouraging many people to perhaps realize their dream now before it bursts and finally buy the house, villa or farm they have wanted for a long time. Even for hard lockdown times, should they return, or simply to benefit from the upward price trend. Exciting options have developed on the real estate market here in central Italy.
Travel and purchases possible without interruption
Incidentally, customers also came to the country throughout the winter of 2020/21. Depending on the current situation with a test, an invitation and of course with a mask, something was always possible. Those who had the courage and believed in the time after Corona usually bought extremely cheaply.
I even had a customer who finalized the purchase over the phone. He is now the proud owner of a typical Tuscan villa with a wonderful view in a secluded location, which is now much harder to find.
