It is a place with a very moving atmosphere; it is currently in a somewhat chaotic state, but the seller is a fascinating individual with great ideas for the mill’s future. Thanks to the very thick walls, there is approximately 120 m² of living space spread over two floors. The rooms are small but full of character. The additional building volume on the plot is 180 m², allowing for the construction of a guest house or extension. A pool pit is already in place, and there is a fascinating project for a hot tub complete with sauna, as well as the restoration of the mill with its old millwheel (already in place).

There is access to the stream, complete with its own small private pebble beach – the perfect spot for daydreaming and relaxing, a truly charming touch. I find the whole setting very appealing. The upper, separate floor is currently used as a storage space for art objects, which makes it difficult to photograph. The roof is new but not insulated. The restoration took place between 2003 and 2008; it was very well done, extremely tasteful with lovely details, natural stone, beautiful decorative tiles, and a terrace at the rear of the house – more like a mini-beach. In front of the house is a large sun terrace with a barbecue. The house is being sold partially furnished.

The property is easily accessible by car. There is a private car park in front of the garden. Next door is another beautifully restored house.

Near Chianni, Casciana Terme, Lari and Terricciola; the art and cultural towns of Tuscany are scattered around it like the points of a star; the sea is 29 km away (Rosignano).

Chianni, a pretty, well-kept and quintessentially Tuscan town, boasts beautiful churches on every corner. The old town sits high above the rolling Tuscan hills, making it the perfect base for day trips in all directions. There are shops, banks, excellent restaurants, a post office and friendly cafés.
