A beautiful natural-stone house covered in grapevines, with 225 m² of living space and a heart-shaped pool nestled among palm trees, a vineyard, and 3 ha of land with olive groves, awaits its new owners. A natural stone house surrounded by open countryside, vineyards, olive trees, and nature 

The main house has two levels. From the covered terrace, you enter a spacious kitchen, which leads through a coatroom to a large living room with a fireplace. This room has a low ceiling and could be made to feel even more open and brighter with clever lighting design.  The ground floor also features a bedroom with a bathroom, shower, bidet, and toilet, as well as a storage room under the stairs. On the upper floor, there are two additional bedrooms with skylights—one of which has air conditioning and a small outdoor bridge leading to a beautiful, flat piece of land—as well as a bathroom and a smaller room. Most of the interior furnishings can be included in the sale. The windows are double-glazed.

A lovely path leads to the palm-lined pool. The pool is about 8 m in diameter (the center isn’t easy to measure 😊) and is 1.40 m deep. It includes a small covered relaxation area with a view of the open countryside. There is a brick-walled room beneath the pool.

There is a larger outbuilding that is currently used as a workshop and on which the solar panel system is installed.

However, it can also be used as a studio or converted into a guest apartment.

Wine, Fruit, and Home Automation

The 3-hectare property, which is partly terraced, includes a 4,500-square-meter vineyard planted mainly with Sangiovese vines, one of Italy’s most important red wine grape varieties. The grapes are sold to a winery. There are 450 olive trees that you can tend yourself or have tended by others. There are also several fruit trees, including figs, apricots, cherries, nut trees, and a number of table grapes.
The boiler room is located next to the house. The house is heated with a wood-burning stove. The wood comes from the property itself. There is also a 6 kWpeak photovoltaic system and a battery with a storage capacity of 10 kWh. In addition, there is a solar thermal system for hot water, three cisterns, and a fenced-in spring that could be reactivated. The house is registered as a farm, but can also be sold as a private residence. The costs of re-registering would need to be discussed.

No Wi-Fi or satellite TV; Starlink would be an option. Life here is still close to nature. There’s a right of way to the neighboring property, but nobody uses it. Very nice German couple next door and, of course, lots of Italians.
The house is built entirely of natural stone and covered in wild grapevines. You could remove them, but then you’d lose the cooling shade they provide in the summer.

A white, fairly narrow road leads about 200 meters to the main street; after that, it becomes paved.

It’s about 1 km to the next town, where there’s a small store and a bar. The nearest major shopping area is in Lamporecchio, which has a supermarket and a weekly market on Fridays. Restaurants and pizzerias in Lamporecchio and S. Baronto.
